From my experience, just do the milking sequence until you get an option to offer to take her to take her to the succubus tower.

Anyone know how to get past the mirror without either you or rinny getting sucked in? If that's mandatory, does anyone know how to open the gate?

The breast growth spell is learned after taking Bell to the succubus tower. No idea where to get the cock growth spell, but I suspect it's from a similar situation?
